5. Re-determination of fair rent when improvements made. ___(1) If at any time after the fair rent of any premises has been determined in accordance with the provisions of this Act it appears to the Controller that subsequent to such determination some addition, improvement or alteration, not included in necessary repairs or repairs usually made to premises in the locality, has been made to the premises at the landlord's expense the Controller may, after making such enquiry as he thinks fit, redetermine the fair rent of the premises. 1Ins. by the Karachi Rent Restriction (Amdt.) Ordinance No. XLVIII of 1962, s. 4. (2) An increase in the fair rent may be allowed under subsection (1) with effect from any date not earlier than the date on which the addition, improvement or alteration was completed.
